Pre-Listing Home Inspection

Pre-Listing Inspections are for sellers. If you want a peace of mind knowing how your home is functioning BEFORE you place it on the market, a pre-listing inspection may be for you.

Water Testing
11-Month Warranty Inspection

Water quality in our homes is so important. We drink it, cook with it, shower with it, brush our teeth with it, and wash our clothes for example. Sometimes water can become contaminated depending on various factors. If you are using contaminated water, you or a family member may become sick. This is why having a water test performed is strongly advised.

 

Attic Man will conduct a water test during the home inspection. The sample will be brought to an accredited laboratory after the inspection.

 

Results are typically received within 24 to 48 hours for a total coliforms & e.coli test. It may take 3 to 5 days to receive the results back for a full-potability test.

The results from the water test will be emailed to the client immediately upon receiving from the laboratory.

Most builders offer a one-year warranty on a new home. We'll come out during the 11th month and perform a full home inspections before the builders warranty expires.

Our non-invasive inspection is based on observations of the visible and apparent condition of the interior and exterior of the structure, including its major systems and components. Following your inspection, you will receive a comprehensive report, complete with photos, that includes information on any material defects observed on the date of the inspection. Armed with this information, you can take any necessary steps to hold your builder and his subcontractors to their warranties while they’re still in force.

A Warranty Inspection is a comprehensive evaluation of the interior and exterior

of your new home and its major systems and components. It’s conducted during

the 11th month of your occupancy – before your builder’s warranty expires. We

follow InterNACHI’s comprehensive Standards of Practice. This means that we’ll inspect of all of the following (if accessible):

Single system inspections are for homeowners who are interested in having up to two systems inspected. This service is provided at a cost of 50% off a full inspection.

Renter Inspection

A home inspection is the norm when you buy property. Renters typically don't get a home inspection performed before signing the lease. Most renters never think of it, but there are many reasons to get an inspection. 

Buyers typically get an inspection performed because 

if there are any issues with the home after purchasing, they will have to pay out of pocket. For renters, it is a good idea to have an inspection because sometimes you may get a landlord who may blame the issues on you if you bring them up at some point during your lease.The landlord may reject fixing the issues, leaving you feeling helpless and wanting out of the lease. To get out of the lease, you will have to pay the remaining amount for the term.

Attic Man will inspect all the systems within the unit. You will get a descriptive report with photographs to show the condition of the unit. You can use this to show the landlord initially what problems are present and will need attention.

Condominium Inspection

Just like a house, a condo is an expensive purchase. It is strongly advised to have a home inspector evaluate its condition prior to purchasing. Many systems within the condo are the responsibility of the condo owner. 

Here is a fun fact; according to a 2016 Canadian census survey, 13.3 percent of Canadians live in condominiums.

Thermal Imaging/Moisture Intrusion Inspection

Thermal Imaging Inspections are performed to detect differences in temperature such as hot spots and cold spots within the home. The hots spots may be electrical issues, while the cold spots may be voids in insulation or moisture intrusion. The infrared camera detects issues the naked eye would not be able to see. Anomalies identified with the camera are backed up with moisture meter readings.

Thermal Imaging is NOT considered x-ray vision. Thermal imaging cameras detect temperature by recognizing and capturing different levels of infrared light.

Attic Man will conduct a thermal imaging inspection of accessible areas within the home.
